Looking to Buy in Collin County? Why Now Is A Great Time to Invest in Luxury Real Estate!!

Collin County luxury real estate is as hot as a Texas summer day. With prices and demand increasing by the hour, most see the current situation as a strong sellers’ market, but statistics are suggesting that buyers entering the luxury real estate market are also going to do quite well with their investment in Collin County. The average price of a home in Collin County has gone from $184,000 in 2012 to a May 2014 median list price of $213,000, and forecasts show that there is no sign of the prices slowing down. This is especially the case for the luxury market where buyers can find themselves in a competitive space when looking for a home. Even still, compared with the rest of the country, luxury real estate in Collin County is more affordable than in most zip codes and with prices continuing to rise, there’s never been a better time to invest in Collin County luxury real estate.

One reason why Collin County offers such a strong investment option is that we just keep on growing! Our population has nearly doubled in just over ten years: in 2000, Collin County had just 491,675 residents. As of 2012, that number jumped to 834,642 and there’s no stopping us now! The good news for buyers is that, with rolling hills and an expansive, natural landscape, there is more than enough room for everyone who wants to move to Collin County. The County has invested heavily in infrastructure and education opportunities to streamline development and ensure that the growth is sustainable and that Collin County will continue to afford Americans with arguably the best quality of life the US has to offer.

Another reason it’s a great time to invest is this year’s low interest rates. For buyers, the price of a home always has to be evaluated with current mortgage rates in mind when assessing the real investment value of a potential home. The good news is that mortgage rates have hit the year’s lowest point, making it a great time to get in the market and leverage the opportunity that Collin County real estate offers.

Moving to Collin County? Tips and Tricks For a Stress-Free Move

When moving to Collin County, here are a few things to keep in mind that can make your life a lot easier!

1) Take advantage of the many resources available

Collin County is a friendly, welcoming location, and there are many places to find a helping hand. Start by checking out the county website for good information. If you run your own business, for example, here’s is what you should know about the outstanding demographics of  Collin County. For a detailed, comprehensive list of resources, check out our website’s cities section that we direct our buyers to help them get familiar with all that each city in Collin County has to offer.

2) Make a plan

As they say, you can eat an elephant one bite at a time. Breaking down the many tasks that moving bring will help bring order to the chaos and help you maintain a sense of control, which is important in this time of transition. Make a master to-do list, and don’t forget to include everything you’d like to accomplish: from getting your mail forwarded to your new home to booking travel arrangements if you are relocating to Collin County from across the country.

3) Do As Much As You Can In Advance

Leaving everything to the last minute is easy to do–moving day will come sooner than you think! Notifying your school that your children are moving, contacting utility companies and your insurance agent, along getting in touch with new schools to set up enrollment can be done well in advance. Another thing that can be done far ahead of moving day  is getting your medical records from your current doctor and asking them for recommendations for doctors in Collin County.

The more you get done the farther in advance of the move, the smoother the entire moving process will be.

4) Hire a Reputable Moving Company

Make sure to ask how long the company has been in business, whether or not they are licensed with Texas’ Department of Transportation, if the workers are bonded and insured, as well as how many years of experience each of their drivers, movers and packers tend to have. If you are relocating from out of state, also check to make sure that the moving company is licensed for an interstate move. 5) Pack a First-Night Box

This moving tip is one which can easily be overlooked, but which can make a big difference to reduce stress having to run out to buy something small, like toothbrushes or towels, when you arrive simply because you can’t find them. Here are a few key items: disposable plates, glasses and cutlery (or some dishware), napkins and paper towels, nonperishable snacks, bed linens, towels, toiletries, medicine, a change of clothes for each member of the family, cell phones, lightbulbs, trash bags, basic tools, cleaning supplies, flashlight. Also, remembering to pack a few toys for young children or your pets is always a good thing to keep in mind.

6) Find a Great Brokerage

There are many great realtors in Collin County, but not everyone has the skill or expertise to provide that little extra bit of help to those relocating to the area.
