Is Buying a Home in Allen Texas a Good Real Estate Investment?

September 13, 2014 by Erin Matlock Leave a Comment

With Allen High School being the largest secondary school in Texas and the recent news about Allen ISD generally involving an expensive high school stadium, our clients sometimes think that homes for sale in Lovejoy ISD or McKinney ISD might be a better real estate investment, but there is so much good news about Allen ISD that it’s really just another Collin County city where you can’t go wrong when it comes to a solid real estate choice. Buying or Selling a home in Allen Texas, along with every other city in Collin County, are rising in price at historical levels (this past year house prices increased by 7.9 percent in Allen ISD) and student enrollment levels are up 2.4 percent, showing promising signs of what we already know from other key real estate statistics: Allen ISD prices are going to continue to rise as demand far outpaces supply. This means that you can be confident when you buy a home in Allen ISD that you’ve made a great investment.

The good news gets even better: Allen ISD school board rolled out news this past summer that tax rates will actually drop from $1.67 per $100 valuation to $1.64. This means that you can enjoy your rising home value with the confidence that your city is working hard to keep your tax rates as low as possible. Residents of Allen, Texas are proud of being called one of America’s best cities to live in, according to Money Magazine, and it’s always good to know that you are getting world-class amenities while not having to worry about rising tax rates.

Allen, Texas has so much to offer and as the many forums online that can help out-of-state families decide between, say Allen ISD or Plano ISD, make it very clear, it can be hard to decide which DFW city is “better” for you, because in comparison to national statistics on jobs, crime, education and overall quality of life, you can’t go wrong when moving to any city in Collin County. At Matlock Real Estate group, we are dedicated to helping you discover the best of Collin County, for you. That means that whether you end up in Lovejoy ISD, Allen ISD or elsewhere, we know exactly to help you decide which city will best suit your needs. Whether your focus is on a short commute to work, expansive lot sizes or best cost per square footage, we are the go-to resource for our many, happy clients love calling Collin County home. We are dedicated to helping you discover the best ISD for your family and learn how to make a strategic real estate investment choice at the same time.

Why There are Never Enough Homes for sale in Allen, Texas!!

September 5, 2014 by Erin Matlock Leave a Comment

If you’re looking for a home for sale in Allen Texas your not alone, Homes for sale in Allen, Texas go quickly these days and you might be disheartened to find that there are so many buyers to compete against when searching for your dream Allen ISD home. It’s true that Allen ISD is a very popular town for families looking for a great community to raise their children. Because the demand for Homes for sale in Allen, Texas is so strong, it’s important to work with realtors who know how to put you, as a buyer, in a strong negotiating position.

Allen ISD has received “exemplary” status and covers the city of Allen as well as portions of McKinney, Plano and Parker. Allen, Texas is one of the many fast-growing cities in Collin County, and there’s certainly plenty of reason for the increasing interest in this north of Dallas suburb. Booming from a population of only 2,000 in 1970 to its 2010 US Census status of 84,000 people, it seems that there is no end in sight for Allen’s potential as a city. It’s no wonder that Money Magazine consistently ranks Allen, Texas (among other Collin County cities), and as a result, supply cannot seem to match the demand for real estate in Allen Independent School District.

With Allen ISD’s many great schools, at the heart of Allen ISD is its renowned high school. With current enrollment at 5,989 students, it is the largest secondary school in Texas and its $60 million football field is the “hot topic” of Allen, where 18,000 football fans will be able to cheer on the young athletes, whose school facilities make them positioned for greatness. With it’s size, many refer to Allen ISD’s high school as “the University of Allen,” and many students, in fact, find that the transition to college is much easier, as they are already used to a larger campus and expansive social circles. With the entire community supporting the school, everyone can celebrate the collegiate successes with the Allen High School motto: “All for one and one for all.”

Simple Home Staging Tips for Selling Your Home Quickly!!

August 30, 2014 by Erin Matlock Leave a Comment

As Collin County’s top luxury real estate brokerage, we know what works when you’re getting ready to sell your home. In addition to strategic renovations, staging your home can definitely help create that “WOW” factor that attract buyers to fall in love with your property. Statistics consistently show that a well-staged home sells faster and at a higher price point. Especially here in Collin County, where our digital marketing strategies are highly effective, staging your home is an important factor in creating interest in your home before a buyer ever steps foot into your door. In fact, we are such strong believers in the power of staging services that we offer each of our sellers a free consultation with our in house professional home stager.

Even without hiring a professional stager, there are plenty of steps that you can take to make your home look appealing to an interested buyer. There are many tips out there, but here are a few simple and cost-effective tips to get your house starting to look like it’s been professionally staged:

Select a Neutral Palette

You may really enjoy having your quirky, bold turquoise living room or a dark, pumpkin orange dining room, but if you have strong colors adorning your walls, you may wish to consider repainting your home prior to sale. Not only does a fresh coat of paint bring about one of the highest ROI (return on investment) as far as renovations for a sale go, but selecting neutral colors for your home are one of the best ways to mimic the results of a professional stager.

Declutter & Depersonalize Your Space

Your home, without all of your stuff, will look so stunningly expansive that you’ll find it hard to believe it’s the same house you’ve been living in all this time! Because you’re planning on moving anyway, this important staging tip is also a really useful one for you as you begin to prepare for a move. Hold a garage sale, donate items to charity or offer some of your kids’ hand-me-down clothing and toys to a family who could benefit from your generosity.

And unfortunately, decluttering doesn’t mean stuffing everything in the closet and the garage. Half-empty closets and well-organized garages are always a secret staging tip because it gives the impression that there’s more than enough storage space.

Depersonalize Your Space

Essentially, staging is the process of helping a prospective buyer envision themselves living in your home. This means that any highly personal items and renovation choices should be diminished to highlight the inviting and sophisticated elements of your house. If someone walks through your home and can see themselves enjoying living in your home (or even better, improving the quality of their life by purchasing your home), you are much more likely to get a sale rather than if that person has to look past any clutter, personalized elements and awkward spaces.

Clean Your Space

We’re sure that you know how satisfying a good spring cleaning can be. The same could be said for a real estate listing that is so pristinely clean. It takes a bit of time and elbow grease, but making sure that the baseboards are dust-free, the drapes have been freshly dry cleaned and the light fixtures are sparkling really makes a big difference. Many of our clients choose to hire a cleaning company to help them get their home spick and span and ready for a sale, and we can provide you with quality references if you would like some assistance with this important, but far too often overlooked, staging tip.

We can’t end this blog post without featuring the incredible work done by our very own staging professional, Naureen Wilks. She has helped our happy clients list their home with confidence, and so many sellers are completely thrilled by her work that they often ask her to help them with the interior design of their new home. To get in touch with her and how she can help you with your sale, feel free to contact us at 469-269-0PAM. We can’t wait to help you transform your home.

Before Listing Your Luxury Property for Sale In Lovejoy ISD, here are Key Questions to Ask When Selecting a Real Estate Brokerage

August 19, 2014 by Erin Matlock Leave a Comment

When it comes to selling homes, we really know Lovejoy ISD. We love working with clients who want to provide the best opportunities for their families, and that means many of the homes we help sell are located in Lovejoy Independent School District. Renowned for its exceptional standard of education and community setting, Lovejoy ISD tends to be a very competitive market in Collin County, Texas and requires a different approach to selling real estate than other neighborhoods. If you are looking to buy or sell a home in Lovejoy ISD, you want to select a premier real estate brokerage who brings a strong competitive edge to the market.

If you are selling your home, here are some key questions to ask when choosing your real estate brokerage:

Have you sold many homes in the Lovejoy ISD area?

How do you view the current market conditions and what does this mean for my property?

How are you different from the other brokerages and real estate agents / What makes your real estate brokerage unique.

What proven strategies do you use to market your listings?

How will you keep me informed?

Do you have an in-house team to help with staging, photography and marketing all working together to get your home sold?

What happens if you have an unhappy client? How do you prevent this, and what do you do if your client is not fully satisfied with your service?

What have I NOT asked that I need to know? (This last question can help you understand whether a realtor is willing to educate their clients about the real estate process)

Another thing that you should consider doing is requesting to speak to some of the real estate’s previous clients (and start by seeing some testimonials– you can find our referrals here). Ask these clients if they were pleased with the realtor’s work? Did he or she stay in touch and was easy to get a hold of throughout the selling process? Did he or she make the clients feel pressured in any way to make decisions they weren’t fully comfortable with? On a scale of 1 to 10, how strongly would they recommend the realtor?

When selecting a real estate brokerage, you want to be completely confident in the decision you’ve made. In fact, we encourage our potential clients to interview as many of our competitors as possible because we want you to know how hard we work to provide you with the best real estate selling experience possible.  Dollar for dollar, nobody spends more per listing than we do at Matlock Real Estate Group, period!  From our exclusive magazine The Fine Estates and Distinguished Homes of Collin County, which can be found in every luxury box, suite and restaurant at Dr Pepper Stadium for each Frisco RoughRider home game as well as the Allen Americans Luxury boxes and suites to the 17,000 exclusive residences we deliver them to quarterly, no one does more or spends more on your luxury property than Matlock Real Estate Group!   Everything we do, is 100% custom and tailored to your property…

Looking for High-End Properties in Collin County? Top Reasons To Work With A Luxury Real Estate Brokerage!

August 7, 2014 by Erin Matlock Leave a Comment

Collin County, Texas has hundreds of homes on the market at any given time and even more realtors than listings! When you are looking to purchase a luxury home, the realtor who you select will make all the different. Here are some key reasons why it’s a good idea to work with a realtor specialized in the luxury real estate market in your area:

1) With a Luxury Real Estate Deal, Good Negotiation Skills are Critical

With Collin County high-end homes, you want to be sure that you are working with a realtor who is very comfortable with luxury real estate negotiations. After all, with a higher price point, the stakes are especially important. Our luxury real estate brokerage takes our commitment to our clients very seriously, and that includes negotiating great deals. We respect how hard you work for your money and want to make sure that your luxury real estate purchase offers you the best value for your dollar.

2) Luxury Real Estate Prices Can Be Deceiving

Only a luxury real estate brokerage will be able to give you the real deal on the current market trends. In the luxury real estate market, pricing standards can fluctuate more than average priced homes and it’s important to find a real estate agent who specializes in luxury homes. If your realtor is not on the pulse of the current luxury market trends here in Collin County, and the variations from one neighborhood to the next, you could end up paying more than you rightfully should. When a market is as “hot” as we’re experiencing in Collin County, working with a realtor less familiar with the current luxury pricing models might mean that you end up paying a premium for the inexperience, as we’re seeing a number of sellers try their luck with the market, when really, their luxury home should be priced for less.

3) Premium Listings Deserve Premium Packages

If you’re selling your luxury home, you want to have absolute confidence that the real estate fee is going to be worth every penny. Getting the best value from your real estate professional means working with a realtor who is experienced at selling homes in your price range and has the tools, resources and professional team capable of handling the unique challenges of representing a luxury product. At Matlock Real Estate Group, we pull out all the stops for our listings and offer our “Distinguished Listing Package” to our sellers, which we believe offers the best resources and state-of-the-art services available to sell your home today! We are so confident in our premium offering that we encourage all prospective clients to interview our competition, because after all, selling a home is one of the most important financial transactions of our lives, and you need to be confident that it’s going to be done right.

Don’t just settle for any realtor out there. Your luxury property deserves the special care and attention of a dedicated high-end real estate brokerage. Matlock Real Estate Group is Collin County’s premier luxury boutique brokerage, and our clients consistently tell us that our level of experience and knowledge in the luxury real estate market makes all the difference to them….and their pocketbook. Don’t just take it from us: check out our letters of commendation from our many, very happy, clients!

Letters of Commendation!! – Reviews of Matlock Real Estate Group!

August 6, 2014 by Erin Matlock Leave a Comment

In our business, with so many negative connotations about the real estate industry, the highest honor we can receive for a job well done is a kind word about our job performance from past clients!  Especially in a time when everyone is so busy that little things likely go unthought of as anything more than business as usual for us; these thoughtful notes begin to mean so much more!   Because of this, we thought we would share some of our reviews from our clients! Thank you to everyone for their kind words, loyalty and continued support through the years!

“Pam is honest, kind, and hard-working. In this day and age, that is quite rare combination, especially in the world of selling homes. She has made both the purchase and sales of my homes a pleasure. I highly recommend her to anyone who wants to have a loyal and honest realtor.“ – Dr. Ben Quenzer

“I would like to extend my gratitude to Pam Matlock for the outstanding care she took of us while managing the sale of our home.   Our move was an unexpected one, and while I was running the gambit of emotions, Pam kept me calm, informed, and excited.  She held several open houses for us during the short time it was listed, and was always prompt and ALWAYS very, very pleasant.  I highly recommend Pam to anyone getting ready to list their home.  I PROMISE you will have the best experience possible, AND the most professional realtor out there working for you.  I believe in her and trust her so much, that now my son and his wife have listed their home with her – What better recommendation can you give than that !!!” – Pamela Burns

“Pam and I worked together to find the perfect house that met all my needs.  She was diligent in her search and showed only homes that interested me. Pam is a consummate professional, an expert in her field and committed to doing her job…with exceptional results!  I couldn’t be happier with my home! Through my home buying experience, Pam earned my trust and my loyalty.  I will use her again and again and again…because she delivers!” – Tonya Montgomery, VP Harley-Davidson

“A good friend referred me to Pam and told me,  “If you want someone honest and truly there to help you, call Pam!”  Pam lived up to the referral in every sense!  She was such a doll to work with and so fun!  She is there to help you in whatever way she can and find you a home you will be completely happy with.  Even after we closed on the house if I had questions about anything with the home she has never stopped being there to help us!  She is without a doubt the best real estate agent in the Dallas area, probably ever!!!! If you’re looking to buy a home or have questions and need someone knowledgeable, CALL PAM!”  – Shelby L., Frisco, TX

“Pam is a top notch broker and it shows with her first class service” – Nume Keowsawaang, Vice President Fidelity National Title.

“There is nobody better in North Texas Real Estate” – Peter Wolf

“Pam is a true delight to work with.  Her knowledge of the market and ability to listen to the needs of her clients makes her a superior broker.” – Carol Chambers

“Finding an agent is not difficult. Finding the right agent is. When selling what may be the most valuable thing you own, you can depend on Pam when you are ready to sell or buy your next home in Collin County.” – Don Peritz, Jr.

“Selling your house is probably one of the most stressful experiences in your life.  Pam helped guide us through the process and take away all that was overwhelming and emotional.  Between helping getting it staged to having the photographer capture the beauty and features of our home, we could not have asked for a better team with Matlock Real Estate.  We are very thankful to Pam for selling our home.” – Marissa M

“Pam Matlock is a superb realtor; very professional at all times, easy to work with, and answered all our questions with proven facts and certainty.  Our expectations have been raised to a new level due to the quality of work that Pam Matlock has offered. We highly recommend her and The Matlock Real Estate Group for their relentless pursuit in attaining homes to satisfied clients as ourselves.” – Hunter and Tiffany Sexauer

“Pam, thank you for making the sale of our home so pleasant.  The entire experience, from the listing, open houses, marketing, contract negotiations, through the closing was handled with the utmost professionalism by you and your team.  We have and will continue to recommend you to our family and friends.” – Jim and Patsy Presnell

“Pam is awesome and the only Realtor we’ll ever use!” – Chad and Jill Sledge “I have been looking at your new website. AMAZING!!!” – Kim Overholt “Pam and her team of professionals have perfected the art of preparing and marketing a home for sale…  She truly runs a first class operation” – Steve Santinga

“Pam Matlock, you were just excellent representing us in the sale of our home. We couldn’t be more pleased with the outcome and the guidance you provided along the way. We knew you would present our home in the best way possible, and you even exceeded our expectations with the photography and exposure in the market. Thank you, thank you, thank you so much for making this complex transaction a success. We can’t wait to build the next place!” – Brian and Shari Nederhoff

“I was introduced to Pam Matlock prior to the formation of Matlock Real Estate. Pam had represented the buyer on the sale of a home in my neighborhood in Prosper, Texas. Initially I was impressed in that she had delivered the only $1,000,000 buyer to the area in what was otherwise at that time a slowly improving but very down and over supplied market. I interviewed multiple realtors in addition to Pam including a long-established realtor that I had successfully utilized as a listing agent 12 years earlier. Everyone wanted me to severely reduce my price from my initial expectations. Pam offered a contrarian point of view to her industry contemporaries. She recognized the value of a very high-end custom home located on a unique setting and advised me that the sale would likely take longer than a typical listing but that there would be buyer(s) who would recognize the value and be willing to pay a premium for it.

In the midst of the listing Pam broke away from her old firm and established Matlock Real Estate with her husband Erin. While our old firm pitched me to retain the listing there was no question in my mind that I was going with Pam and her new company. There were times during the listing process that I thought alternate strategies might be in order and conferred with Pam at length. She set forth her position and her evaluation of market activity based on facts and documentation and correctly persuaded me to follow her counsel. She really didn’t have to persuade me. The facts and documentation she set forth made the decision to stay the course on the sale of my house. My home sold at a moderate discount but no where near the lowball pricing that alternate realtors had insisted would be required to facilitate a sale. Pam’s website and Erin’s magnificent photography in their collective persistence and encouragement were key to the successful sale of my home. I consider Pam and Erin as good friends and would encourage anyone in need of a real estate company offering personal service and insight into her clients needs and desires to give Matlock Real Estate the opportunity to perform as they did for me.” – Kirk Freeman
