We all know that homes for sale in Lovejoy ISD is a hot commodity these days, in part because of its “exemplary” status from Texas Education Agency (the highest possible ranking). Serving most of the communities of Lucas, Fairview and a part of Allen, Lovejoy ISD is one of those districts that can be difficult to get into because of the many buyers interested in this area, but it can also actually be equally tough to determine where its borders actually are! Because the district was established in 1917 and roads and community boundaries have changed greatly since that time, you could find yourself buying in Allen, Texas thinking that it falls under the Lovejoy ISD boundaries, when in fact, the district’s border stops on the other side of your street!
If a home you’re looking at is in, say, Allen, Texas and you would like to ensure that your children are enrolled in Lovejoy ISD, you want to be sure that you’re looking in the right neighborhood. Here’s a link to a detailed map of LISD, which can be an invaluable resource if you want to make sure you are buying a home in Lovejoy ISD. If you’re wondering which school services each neighborhood, here’s a map of Lovejoy ISD’s attendance zones. As you will see, the border jots through neighborhoods and cuts off midway through a few streets. If that’s not confusing enough, a number of Lucas residents from Stonegate, a community in McKinney ISD, have recently petitioned to have a portion of their district transferred over to Lovejoy ISD, and talks of annexation are currently underway.
It’s understandable that every parent wants the best educational opportunities for their children, and many of our clients move to Lovejoy ISD because they’ve unfortunately been less than satisfied with other school districts. If you are looking for a great Lovejoy ISD realtor to help you through the process, work with the best: Matlock Real Estate Group. There are many individuals and websites out there to help you learn about the market and the area, but it simply doesn’t compare to talking with an expert.
When buying a home in Lovejoy ISD, it’s important to work with a great brokerage that has a thorough knowledge of the neighborhood and can direct you to the current opportunities. In a competitive market, it can be tough to find the perfect home in Lovejoy ISD and you need to be confident that you have a great realtor in Lovejoy ISD who knows how to ensure you get the deal. We have been working closely with homeowners in Lovejoy ISD for the better part of a decade and even have insight into available homes not listed on MLS! As a boutique brokerage, we offer dedicated attention to your needs, and that includes making sure that your dream home is not on the other side of your desired ISD border!
Contact us today for a private viewing of any of our luxury properties or to see the most beautiful properties Lovejoy ISD has to offer; visit our listings page! And remember, we have many homes that are for sale but NOT on MLS!
If you have been searching for a short term lease in Allen Texas on a quiet cul-de-sac street; we have just the place! 1506 Buoy Bay Court in Allen Texas is available for lease and not in MLS – The home is available beginning July 1st through the end of Jan and longer if necessary. Collin County luxury real estate is as hot as a Texas summer day. With prices and demand increasing by the hour, most see the current situation as a strong sellers’ market, but statistics are suggesting that buyers entering the luxury real estate market are also going to do quite well with their investment in Collin County. The average price of a home in Collin County has gone from $184,000 in 2012 to a May 2014 median list price of $213,000, and forecasts show that there is no sign of the prices slowing down. This is especially the case for the luxury market where buyers can find themselves in a competitive space when looking for a home. Even still, compared with the rest of the country, luxury real estate in Collin County is more affordable than in most zip codes and with prices continuing to rise, there’s never been a better time to invest in Collin County luxury real estate.
One reason why Collin County offers such a strong investment option is that we just keep on growing! Our population has nearly doubled in just over ten years: in 2000, Collin County had just 491,675 residents. As of 2012, that number jumped to 834,642 and there’s no stopping us now! The good news for buyers is that, with rolling hills and an expansive, natural landscape, there is more than enough room for everyone who wants to move to Collin County. The County has invested heavily in infrastructure and education opportunities to streamline development and ensure that the growth is sustainable and that Collin County will continue to afford Americans with arguably the best quality of life the US has to offer.
Another reason it’s a great time to invest is this year’s low interest rates. For buyers, the price of a home always has to be evaluated with current mortgage rates in mind when assessing the real investment value of a potential home. The good news is that mortgage rates have hit the year’s lowest point, making it a great time to get in the market and leverage the opportunity that Collin County real estate offers.
In other words, while most people would view the current market as exhibiting signs of a strong seller’s market, here at Matlock Real Estate Group, we see this as a “win-win” situation for both sellers and buyers. Sure, it’s never been a better time to sell in Collin County, but from what we’re seeing, getting into this luxury market is never going to be this reasonably priced, and you can expect the prices to continue rising, providing you with a great investment while enjoying life in a wonderful community.
