Top 4 Real Estate Tips When Listing Your Home for Sale in Allen ISD

September 22, 2014 by Erin Matlock Leave a Comment

It’s no secret that Allen Independent School District is a desirable community for families relocating to the Dallas-Fort Worth Area. Whatever Collin County school district that you are in, it’s a smart idea to showcase this key aspect to your home’s features and advertise the fact that you are within a specific school district, as many families will choose one home over another simply because of where it is located.

Here are some great tips for using your ISD location to your selling advantage:

Make sure your real estate broker is intimately familiar with the Allen Real Estate Market and Allen ISD

While many families know which city or school district they want to live in, we see many buyers still unsure about whether to choose Lovejoy ISD, McKinney ISD, Allen ISD….and with so many great options in Collin County, we completely understand why!  When you’re selling your home, though, you want to have a realtor who can represent all the features of not only your home, but also the strengths of your ISD.  Does your realtor sell many of the high-end luxury real estate properties in Allen Texas?  Does your realtor have dedicated sections on their website to educate out-of-town buyers on your ISD, whether through their blog or a section on the different cities in Collin County?

In such a competitive sellers market, it’s really important to make sure that you work with a brokerage who has experience selling homes in your community in order to obtain the best selling price and also to attract a buyer who will appreciate what your home has to offer.

Showcase the family-friendly features of your home and neighborhood

Do you have a pool? Are you nearby to great extracurricular opportunities or is your subdivision known for its annual block parties? Do you live close to the Allen ISD Performing Arts Centre, for example? These are the types of unique features that will set your home apart. Many of our Collin County residents are moving here for the great job opportunities and quality of life, and this means that buyers are looking for family-friendly amenities to help them enjoy living in their new home. Your home doesn’t just stand alone on its own. It’s part of a community and selling your neighborhood’s top features is a great way to help a buyer realize how great your home and it’s location is going to be for their family.

Does your real estate broker enlist the help of top tier professionals to photograph, stage and write about your home?

It may seem like a given that your real estate agent WOULD enlist the help of top tier professionals when preparing a luxury property for sale but the truth is that these professionals come at a price and it is not cheap.  That is why it is so important to hire a brokerage with the vision and resources to see the long term benefits of investing in your luxury property to both maximize sales price and minimize days on market.

At Matlock Real Estate Group we have assembled such a team and true it does cost us significantly more for each listing we take, we believe in doing things right for our clients and hiring the most professional and most awarded team one can assemble is the right thing to do!

Give people a glimpse of your home, before it’s ready to go on the market

At Matlock Real Estate Group, we have a strategy that really works for families who know they will be moving in the near future, but have a bit of time before they want to list their Home for sale in Allen Texas. Our in-house architectural photographer takes feature photos of your home’s exterior and we feature your home on our state-of-the-art website and our exclusive Distinguished Homes magazine, with a bright banner across the photo that states, “Coming Soon”!

This means that you can take your time getting the interior staged and finalizing those details before you’re ready to move to your next home. With a readership of over 25,000 people, your feature in our Distinguished Homes magazine, included as part of our sellers’ package, means that we can help you build anticipation for your home while you’re still getting ready to sell! This strategy has worked for our other clients and we would love to share more details with you about how it–and our other leading marketing approaches–will work for your Allen Texas home.

When selling your home, you want to be working with a realtor who understands the unique features that Allen Texas has to offer and uses these elements to help you gain top dollar for your sale. Get in touch to learn why our commitment to honesty and integrity is the backbone of why we are Collin County’s fastest growing luxury brokerage!

Is Buying a Home in Allen Texas a Good Real Estate Investment?

September 13, 2014 by Erin Matlock Leave a Comment

With Allen High School being the largest secondary school in Texas and the recent news about Allen ISD generally involving an expensive high school stadium, our clients sometimes think that homes for sale in Lovejoy ISD or McKinney ISD might be a better real estate investment, but there is so much good news about Allen ISD that it’s really just another Collin County city where you can’t go wrong when it comes to a solid real estate choice. Buying or Selling a home in Allen Texas, along with every other city in Collin County, are rising in price at historical levels (this past year house prices increased by 7.9 percent in Allen ISD) and student enrollment levels are up 2.4 percent, showing promising signs of what we already know from other key real estate statistics: Allen ISD prices are going to continue to rise as demand far outpaces supply. This means that you can be confident when you buy a home in Allen ISD that you’ve made a great investment.

The good news gets even better: Allen ISD school board rolled out news this past summer that tax rates will actually drop from $1.67 per $100 valuation to $1.64. This means that you can enjoy your rising home value with the confidence that your city is working hard to keep your tax rates as low as possible. Residents of Allen, Texas are proud of being called one of America’s best cities to live in, according to Money Magazine, and it’s always good to know that you are getting world-class amenities while not having to worry about rising tax rates.

Allen, Texas has so much to offer and as the many forums online that can help out-of-state families decide between, say Allen ISD or Plano ISD, make it very clear, it can be hard to decide which DFW city is “better” for you, because in comparison to national statistics on jobs, crime, education and overall quality of life, you can’t go wrong when moving to any city in Collin County. At Matlock Real Estate group, we are dedicated to helping you discover the best of Collin County, for you. That means that whether you end up in Lovejoy ISD, Allen ISD or elsewhere, we know exactly to help you decide which city will best suit your needs. Whether your focus is on a short commute to work, expansive lot sizes or best cost per square footage, we are the go-to resource for our many, happy clients love calling Collin County home. We are dedicated to helping you discover the best ISD for your family and learn how to make a strategic real estate investment choice at the same time.

Check out our most recent edition of Distinguished Homes for our listings in Allen ISD and other districts across Collin County! To learn more about the team at Matlock Real Estate group and why our clients think we are the best boutique brokerage in Collin County, get in touch and we’d be glad to show you the top listings in Allen ISD.

Why There are Never Enough Homes for sale in Allen, Texas!!

September 5, 2014 by Erin Matlock Leave a Comment

If you’re looking for a home for sale in Allen Texas your not alone, Homes for sale in Allen, Texas go quickly these days and you might be disheartened to find that there are so many buyers to compete against when searching for your dream Allen ISD home. It’s true that Allen ISD is a very popular town for families looking for a great community to raise their children. Because the demand for Homes for sale in Allen, Texas is so strong, it’s important to work with realtors who know how to put you, as a buyer, in a strong negotiating position.

Allen ISD has received “exemplary” status and covers the city of Allen as well as portions of McKinney, Plano and Parker. Allen, Texas is one of the many fast-growing cities in Collin County, and there’s certainly plenty of reason for the increasing interest in this north of Dallas suburb. Booming from a population of only 2,000 in 1970 to its 2010 US Census status of 84,000 people, it seems that there is no end in sight for Allen’s potential as a city. It’s no wonder that Money Magazine consistently ranks Allen, Texas (among other Collin County cities), and as a result, supply cannot seem to match the demand for real estate in Allen Independent School District.

With Allen ISD’s many great schools, at the heart of Allen ISD is its renowned high school. With current enrollment at 5,989 students, it is the largest secondary school in Texas and its $60 million football field is the “hot topic” of Allen, where 18,000 football fans will be able to cheer on the young athletes, whose school facilities make them positioned for greatness. With it’s size, many refer to Allen ISD’s high school as “the University of Allen,” and many students, in fact, find that the transition to college is much easier, as they are already used to a larger campus and expansive social circles. With the entire community supporting the school, everyone can celebrate the collegiate successes with the Allen High School motto: “All for one and one for all.”

Simple Home Staging Tips for Selling Your Home Quickly!!

August 30, 2014 by Erin Matlock Leave a Comment

As Collin County’s top luxury real estate brokerage, we know what works when you’re getting ready to sell your home. In addition to strategic renovations, staging your home can definitely help create that “WOW” factor that attract buyers to fall in love with your property. Statistics consistently show that a well-staged home sells faster and at a higher price point. Especially here in Collin County, where our digital marketing strategies are highly effective, staging your home is an important factor in creating interest in your home before a buyer ever steps foot into your door. In fact, we are such strong believers in the power of staging services that we offer each of our sellers a free consultation with our in house professional home stager.

Even without hiring a professional stager, there are plenty of steps that you can take to make your home look appealing to an interested buyer. There are many tips out there, but here are a few simple and cost-effective tips to get your house starting to look like it’s been professionally staged:

Select a Neutral Palette

You may really enjoy having your quirky, bold turquoise living room or a dark, pumpkin orange dining room, but if you have strong colors adorning your walls, you may wish to consider repainting your home prior to sale. Not only does a fresh coat of paint bring about one of the highest ROI (return on investment) as far as renovations for a sale go, but selecting neutral colors for your home are one of the best ways to mimic the results of a professional stager.

Declutter & Depersonalize Your Space

Your home, without all of your stuff, will look so stunningly expansive that you’ll find it hard to believe it’s the same house you’ve been living in all this time! Because you’re planning on moving anyway, this important staging tip is also a really useful one for you as you begin to prepare for a move. Hold a garage sale, donate items to charity or offer some of your kids’ hand-me-down clothing and toys to a family who could benefit from your generosity.

And unfortunately, decluttering doesn’t mean stuffing everything in the closet and the garage. Half-empty closets and well-organized garages are always a secret staging tip because it gives the impression that there’s more than enough storage space.

Depersonalize Your Space

Essentially, staging is the process of helping a prospective buyer envision themselves living in your home. This means that any highly personal items and renovation choices should be diminished to highlight the inviting and sophisticated elements of your house. If someone walks through your home and can see themselves enjoying living in your home (or even better, improving the quality of their life by purchasing your home), you are much more likely to get a sale rather than if that person has to look past any clutter, personalized elements and awkward spaces.

Clean Your Space

We’re sure that you know how satisfying a good spring cleaning can be. The same could be said for a real estate listing that is so pristinely clean. It takes a bit of time and elbow grease, but making sure that the baseboards are dust-free, the drapes have been freshly dry cleaned and the light fixtures are sparkling really makes a big difference. Many of our clients choose to hire a cleaning company to help them get their home spick and span and ready for a sale, and we can provide you with quality references if you would like some assistance with this important, but far too often overlooked, staging tip.

We can’t end this blog post without featuring the incredible work done by our very own staging professional, Naureen Wilks. She has helped our happy clients list their home with confidence, and so many sellers are completely thrilled by her work that they often ask her to help them with the interior design of their new home. To get in touch with her and how she can help you with your sale, feel free to contact us at 469-269-0PAM. We can’t wait to help you transform your home.

Before Listing Your Luxury Property for Sale In Lovejoy ISD, here are Key Questions to Ask When Selecting a Real Estate Brokerage

August 19, 2014 by Erin Matlock Leave a Comment

When it comes to selling homes, we really know Lovejoy ISD. We love working with clients who want to provide the best opportunities for their families, and that means many of the homes we help sell are located in Lovejoy Independent School District. Renowned for its exceptional standard of education and community setting, Lovejoy ISD tends to be a very competitive market in Collin County, Texas and requires a different approach to selling real estate than other neighborhoods. If you are looking to buy or sell a home in Lovejoy ISD, you want to select a premier real estate brokerage who brings a strong competitive edge to the market.

If you are selling your home, here are some key questions to ask when choosing your real estate brokerage:

Have you sold many homes in the Lovejoy ISD area?

How do you view the current market conditions and what does this mean for my property?

How are you different from the other brokerages and real estate agents / What makes your real estate brokerage unique.

What proven strategies do you use to market your listings?

How will you keep me informed?

Do you have an in-house team to help with staging, photography and marketing all working together to get your home sold?

What happens if you have an unhappy client? How do you prevent this, and what do you do if your client is not fully satisfied with your service?

What have I NOT asked that I need to know? (This last question can help you understand whether a realtor is willing to educate their clients about the real estate process)

Another thing that you should consider doing is requesting to speak to some of the real estate’s previous clients (and start by seeing some testimonials– you can find our referrals here). Ask these clients if they were pleased with the realtor’s work? Did he or she stay in touch and was easy to get a hold of throughout the selling process? Did he or she make the clients feel pressured in any way to make decisions they weren’t fully comfortable with? On a scale of 1 to 10, how strongly would they recommend the realtor?

When selecting a real estate brokerage, you want to be completely confident in the decision you’ve made. In fact, we encourage our potential clients to interview as many of our competitors as possible because we want you to know how hard we work to provide you with the best real estate selling experience possible.  Dollar for dollar, nobody spends more per listing than we do at Matlock Real Estate Group, period!  From our exclusive magazine The Fine Estates and Distinguished Homes of Collin County, which can be found in every luxury box, suite and restaurant at Dr Pepper Stadium for each Frisco RoughRider home game as well as the Allen Americans Luxury boxes and suites to the 17,000 exclusive residences we deliver them to quarterly, no one does more or spends more on your luxury property than Matlock Real Estate Group!   Everything we do, is 100% custom and tailored to your property…

In addition to the support we offer our clients, we have developed a lot of resources and information for our clients in Lovejoy Independent School District to help match our sellers with the right buyer, even for those homes which are not yet listed on MLS! From interactive maps, to our real time MLS database, to tips for prospective Lovejoy ISD buyers, we have dedicated our time to offering clients the best services and resources available in the industry. So give us a call at 469-269-OPAM. We can’t wait to answer your questions and share why Matlock Real Estate Group is the best brokerage to sell your Lovejoy ISD home!
